Property Taxes

Property taxes are levied on December 31. Assessments are based upon 50 percent of true cash value. Taxes are paid twice a year: July 31 & February 14. After the due date, penalties are incurred for late payment.

Within 45 days of buying or selling property a Property Transfer Affidavit and a Homestead Exemption Update or Affidavit must be submitted to the City offices. If a property is a homeowner's principal residence, there is a savings of 18 mills of taxes.

This form should be filled out and submitted upon the purchase of a personal residence. The deadline to obtain a personal residence exemption for your taxes is May 1st of the year you file.
