Property taxes are levied on December 31 of each year by the city assessor. Assessments are based upon 50 percent of true cash value. Valuation statements are sent to property owners in February of each year. Taxpayers who wish to discuss their valuations with the Board of Review can do so during the Board of Review public meetings scheduled in March of each year.

Summer tax bills are mailed out on July 1st of each year and are due by September 14th.
Winter tax bills are mailed out in late November of each year and are due by February 14th.
On March 1st of every year, all unpaid real property taxes are given to the Houghton County Treasurer for collection.

Finances, Accountability, and Transparency
The State of Michigan has made it a priority for local governments to better communicate information about their performance and finances to citizens. The Economic Vitality Incentive Program (EVIP), signed into law in May 2011, specifies that communities must have a Citizen’s Guide and Performance Dashboard available to citizens by October 1, 2012 in order to qualify for EVIP revenue sharing dollars. These documents, as well as our current operating budget, are available below.

The city’s fiscal year starts July 1st and ends June 30th. According to the city charter, the budget must be adopted by the council by June 15th. Generally the city begins budget work sessions in March of each year in order to be ready to adopt the new budget at the first regular council meeting in June. Following adoption, the budget for the next fiscal year will be uploaded to the website.
